PROJECT MANAGER, ACQUISITIONS (Job #01-2016)

A&B Properties is seeking a qualified candidate for project manager, acquisitions.  This position is primarily accountable for working with both the Vice President and Director of Acquisitions on the Company’s Hawaii Growth Initiative, and income property investment programs. Incumbent will focus on the acquisition of and investment in real estate-related assets and ventures in Hawaii; the expansion of A&B’s Hawaii commercial real estate portfolio; and the disposition of the Company’s Mainland properties.

The Project Manager will be responsible for all phases of the investment process, including identifying, underwriting, negotiating and closing sophisticated real estate transactions such as (a) the acquisition of various real estate assets ranging from entitled land to stabilized commercial projects, (b) equity investments in real estate joint ventures, (c) mezzanine lending to real estate ventures, and (d) the acquisition of real estate-secured debt.

Qualified applicants should have more than four years of hands-on real estate experience, preferably in a direct acquisitions role, and possess the following: knowledge of the real estate, demographic and economic conditions within HI; an established network within the local real estate brokerage, investment and lending communities; strong quantitative skills necessary to create, review and modify complex cash flow models; and an exposure to multiple real estate product types, investment structures and due diligence skills. Advanced knowledge of Excel and Argus are required, as well as the ability to work well with others, multi-task and self-manage.

SENIOR PROJECT MANAGER (Job #02-2016)

A&B Properties is seeking a qualified candidate for senior project manager. This position will coordinate planning activities for Development, and report to the Vice President, Planning and Development. Will manage residential real estate planning and development activities, including formulation and implementation of long range plans, site specific feasibility analyses, entitlements, engineering, design, permitting, construction, sales and marketing, customer service, budgeting and scheduling, and collaboration with all internal and external resources.

Must have at least a bachelor’s degree in a real estate development-related discipline, including engineering, architecture, business administration, law, construction management or finance.  Minimum five years of experience in real estate development, preferably in land development, residential real estate projects and/or master planned communities.  Relevant graduate degree may be substituted for three years of experience. The successful applicant will have strong verbal and written communication skills, the ability to think critically and to problem-solve, be results oriented, demonstrate a desire to work within teams, and be able to effectively represent the company in public.

MANAGER, ORGANIZATIONAL DEVELOPMENT (Job #12-2016)

The Human Resources team builds collaborative, strategic partnerships to support the organization’s mission, goals and initiatives. HR oversees and manages areas such as talent acquisition, training and development, performance management, succession planning, compensation and benefits, employee relations, operational support, compliance, and organizational effectiveness.

The Manager, OD position will act as liaison and advisor to A&B’s leadership, and facilitate organizational and developmental initiatives. S/he will make strategic and policy recommendations and implement and execute initiatives for improved organizational health. Will identify, recommend, implement, monitor, report and assess HR training and development programs. S/he is responsible for managing the assessment of organizational needs and the design, implementation and evaluation of programs that facilitate employee professional development. Will consult with employees, managers, executives and external contacts to provide advice and recommend solutions on the full spectrum of human resource issues. The position reports to the VP of Human Resources and will have no direct reports at this time.

Minimum Qualifications: Bachelor’s Degree in Human Resources Management, business, or related field, and/or an equivalent combination of education, training, and experience. 7+ years of progressively responsible experience as an HR Generalist, HR manager, or direct work experience in employee relations or organizational development. Preferred qualifications include CPLP credential, SHRM-CP or SHRM-SCP certification, or PHR, SPHR. Master’s degree in OD or organizational behavior. Seasoned strategic HR professional. Familiarity with laws, regulations and best practices applicable to Hawai’i employment. Real estate industry experience a plus.

ASSET MANAGER (Job #11-2016)

Reporting to the Vice President, Asset Management, the successful candidate will have full profit and loss responsibility for the administration of numerous leased properties, including management of third party fee managers and contracted leasing agents, preparation of long range and annual operating plans, administration of capital improvements, budgeting, development and coordination of leasing programs, timely collection of receipts, approval of invoices and compliance with governmental regulations and company policies.

The incumbent should have a business degree, or be a candidate for one or more of the following professional designations: Certified Shopping Center Manager (CSM) from the International Council of Shopping Centers (ICSC), Certified Property Manager (CPM) from the Institute of Real Estate Management (IREM) or Real Property Administrator (RPA) from the Building Owners and Managers Association (BOMA). S/he must possess a Hawaii Real Estate Salesperson or Broker’s License. The successful candidate will possess a thorough understanding of financial issues, and operational and legal aspects associated with all types of income properties. S/he will be responsible for revenue generation and to increase the asset value of the company’s portfolio of real estate.

There are approximately four contract fee managers and three contract leasing agents reporting to this position. The incumbent will actively participate in solicitation and retention of tenants, as well as negotiate lease agreements that define the value of a property by determining appropriate cash returns, limit exposures to risk, secure guarantees for the performance of tenant’s financial obligations and achieve terms favorable to A&B.
