PROJECT MANAGER, ACQUISITIONS (Job #01-2016)

A&B Properties is seeking a qualified candidate for project manager, acquisitions.  This position is primarily accountable for working with both the Vice President and Director of Acquisitions on the Company’s Hawaii Growth Initiative, and income property investment programs. Incumbent will focus on the acquisition of and investment in real estate-related assets and ventures in Hawaii; the expansion of A&B’s Hawaii commercial real estate portfolio; and the disposition of the Company’s Mainland properties.

The Project Manager will be responsible for all phases of the investment process, including identifying, underwriting, negotiating and closing sophisticated real estate transactions such as (a) the acquisition of various real estate assets ranging from entitled land to stabilized commercial projects, (b) equity investments in real estate joint ventures, (c) mezzanine lending to real estate ventures, and (d) the acquisition of real estate-secured debt.

Qualified applicants should have more than four years of hands-on real estate experience, preferably in a direct acquisitions role, and possess the following: knowledge of the real estate, demographic and economic conditions within HI; an established network within the local real estate brokerage, investment and lending communities; strong quantitative skills necessary to create, review and modify complex cash flow models; and an exposure to multiple real estate product types, investment structures and due diligence skills. Advanced knowledge of Excel and Argus are required, as well as the ability to work well with others, multi-task and self-manage.

SENIOR PROJECT MANAGER (Job #02-2016)

A&B Properties is seeking a qualified candidate for senior project manager. This position will coordinate planning activities for Development, and report to the Vice President, Planning and Development. Will manage residential real estate planning and development activities, including formulation and implementation of long range plans, site specific feasibility analyses, entitlements, engineering, design, permitting, construction, sales and marketing, customer service, budgeting and scheduling, and collaboration with all internal and external resources.

Must have at least a bachelor’s degree in a real estate development-related discipline, including engineering, architecture, business administration, law, construction management or finance.  Minimum five years of experience in real estate development, preferably in land development, residential real estate projects and/or master planned communities.  Relevant graduate degree may be substituted for three years of experience. The successful applicant will have strong verbal and written communication skills, the ability to think critically and to problem-solve, be results oriented, demonstrate a desire to work within teams, and be able to effectively represent the company in public.

TAX SENIOR (Job #06-2016)

Alexander & Baldwin, Inc. is seeking a talented tax professional to fill a vacant Tax Senior position.  Reporting to the Director of Tax and the Tax Manager, incumbent will assist with the preparation and maintenance of the Company’s accounting for income taxes and tax compliance, as well as assists with basic research, planning, and maintains tax support files while simultaneously supporting and partnering with the business units on various projects in its Honolulu offices.

This position requires a minimum of three years combined public accounting and/or corporate tax department experience including federal and state tax compliance and ASC 740 (FAS 109) tax reporting and be familiar with SOX controls and processes.  The ability to research tax issues and thoroughly document tax analysis and conclusions in writing is also required.  A master’s degree in tax and /or a CPA is preferred.

EXECUTIVE SECRETARY (Job #10-2016)

Alexander & Baldwin, Inc. is seeking a professional and reliable individual to provide secretarial and administrative support to the Chief Financial Officer, Controller’s Department, Internal Audit Department, Tax Department, Investor Relations Department and Real Estate Accounting Department in a highly confidential environment. Prepares letters, reports, agendas and other materials. Manages calendars, schedules meetings, answers and responds to telephone calls and correspondence, coordinates travel arrangements, handles information requests, completes projects and special assignments, and maintains sensitive and confidential files. Requirements and qualifications: excellent written and verbal communication skills; ability to multi-task; ability to maintain highest levels of integrity and confidentiality at all times; professional, reliable and able to manage deadlines; a self-starter and detailed-oriented; excellent command of Windows environment software. Bachelor’s degree preferred.
