Corporate Controller (Job #01-2015)

Alexander & Baldwin is seeking a highly motivated and experienced individual to lead the Corporation’s controller function. Establish and maintain an effective system of internal controls, policies and processes to ensure: proper recording of transactions and preparation of accurate, timely and reliable internal and external financial reporting; compliance with laws, regulations, and policies; and safeguarding of assets. Maintain strong internal control environment and appropriate accounting policies and procedures to ensure compliance with Sarbanes-Oxley requirements, US GAAP, and Securities and Exchange Commission (SEC) rules and regulations. Prepare and manage all external reporting requirements to comply with SEC rules and regulations. Prepare internal management report packages to communicate key information effectively. Provide technical accounting expertise and guidance to business units to ensure transactions are recorded in compliance with applicable US GAAP. Coordinate external audit, prepare audit materials, and serve as primary contact for organization’s independent auditors on all accounting matters. Manage the corporate budgeting process and consolidation of financial data for the annual operating plan and strategic plan. Oversees real estate accounting and corporate accounts payable and payroll processes.

Qualification requirements: MBA/BS accounting or business degree from accredited four-year university. CPA license and national accounting firm experience. Minimum ten years public/private accounting experience. Relevant experience with a publicly held company. Extensive knowledge of US GAAP, internal controls, and SEC reporting requirements. Strong interpersonal skills and excellent verbal and written communication skills. Demonstrated leadership and progressive experience in managing staff. High degree of professionalism, strong organizational skills, ability to work under pressure to meet tight deadlines, and an ability to work collaboratively, interact effectively, and communicate with senior management, consultants and external auditors. Knowledge of Enterprise One and Cognos software helpful. Experience in real estate, construction and/or agribusiness industries desirable.

Payroll Manager (Job #09 – 2015)

Alexander & Baldwin is seeking a confidential, detail-oriented individual to manage the processing of the salaried, hourly and pension payrolls for employees of A&B’s Hawaii subsidiaries and divisions and all payroll-related matters and recordation of executive benefits for A&B and its subsidiaries and divisions. Incumbent directly supervises the A&B Payroll Assistant/Accountants and has dotted line reporting to all the payroll staff of the other Hawaii subsidiaries and divisions. Incumbent should have an associate accounting degree/payroll certification or extensive payroll experience with computerized accounting systems, general ledgers and spreadsheets. The incumbent should possess a working knowledge of accounting principles, payroll best practices and internal controls.

Asset Manager (Job #08 – 2015)

Reporting to the Vice President, Asset Management, the successful candidate will have full profit and loss responsibility for the administration of numerous leased properties, including management of third party fee managers and contracted leasing agents, preparation of long range and annual operating plans, administration of capital improvements, budgeting, development and coordination of leasing programs, timely collection of receipts, approval of invoices and compliance with governmental regulations and company policies.

The incumbent should have a business degree, or be a candidate for one or more of the following professional designations:  Certified Shopping Center Manager (CSM) from the International Council of Shopping Centers (ICSC), Certified Property Manager (CPM) from the Institute of Real Estate Management (IREM) or Real Property Administrator (RPA) from the Building Owners and Managers Association (BOMA).  S/he must possess a Hawaii Real Estate Salesperson or Broker’s License. The successful candidate will possess a thorough understanding of financial issues, and operational and legal aspects associated with all types of income properties.   S/he will be responsible for revenue generation and to increase the asset value of the company’s portfolio of real estate.

There are approximately four contract fee managers and three contract leasing agents reporting to this position. The incumbent will actively participate in solicitation and retention of tenants, as well as negotiate lease agreements that define the value of a property by determining appropriate cash returns, limit exposures to risk, secure guarantees for the performance of tenant’s financial obligations and achieve terms favorable to A&B.

Leasing Operations Assistant (Job #03 – 2015)

Incumbent is responsible for providing secretarial and administrative duties for leasing department managers, and for supporting the daily functions and processes of the department. Works on confidential materials, processes time-sensitive documents and maintains detailed informational spreadsheets and schedules. Skilled in MS Office Suite, internet research and using web based informational services. Will scan, resize and import photos, maps, charts, and tables into presentations. Expert in editing and proofreading correspondence and completing accurate review of forms, spreadsheets, tables and other documents as required.

Specific duties include tracking property tax assessments, paying tax bills, contracting with tax consultants for appeal recommendations; working with Risk Manager on property and general liability insurance coverage and cost allocations; scheduling insurance inspections and tracking timely cure of problems identified; assisting with due diligence work for property acquisitions and sales.  Commercial real estate and insurance experience preferred.

Tax Manager (Job #07-2014)

Alexander & Baldwin is seeking an individual to fill a vacant Tax Manager position.  Incumbent will be responsible for overseeing income tax accounting, reporting and compliance for Alexander & Baldwin, Inc. and subsidiaries (“Company”).  The Tax Manager will manage the preparation of income tax provisions and related disclosures under ASC 740 in compliance with U.S. GAAP and SEC rules, while also ensuring the Company is in compliance with income and franchise tax laws and filing requirements in all relevant taxing jurisdictions.  The Tax Manager will also be expected to work with and support the Company’s various business units while simultaneously partnering with the various Controllers to provide accurate and timely tax information.  The Tax Manager  is responsible for preparing and managing the income tax accounting and compliance; ensuring that all tax returns are prepared correctly and filed on a timely basis, including federal, state and local and foreign taxes.  In addition, this position is responsible for preparing the tax portion of internal and external financial statements and tax disclosures, in accordance with U.S. GAAP, ASC 740 (FAS 109) and SEC requirements applicable to public companies. This position requires a minimum of six years combined public accounting and/or corporate tax department experience including federal and state tax compliance, ASC 740 (FAS 109) tax reporting, SOX internal controls, and strong managerial and communication skills.  The ability to research tax issues and thoroughly document tax analysis and conclusions in writing is also required.  A master’s degree in tax and /or a CPA is preferred.
