Land Surveyor – Maui (Job #10-2014)

A&B Properties is seeking responsible individual for facilitating the field and survey work performed by the A&B Properties, Inc. (Properties) survey team. Incumbent reports to the Manager, Land Surveying, A&B Properties, Inc. – Maui. The incumbent in this position provides professional surveying services and mapping for development and management of company-owned lands and projects and for outside surveying contract work. This responsibility includes conducting accurate and professional property surveys by the survey team and translating these surveys into maps and legal descriptions for use by internal staff, outside consultants, Properties management and government agencies. Reporting to this position are the Supervisor, Survey Party and Instrument Person. The incumbent is responsible for the conduct and performance of the survey team and for ensuring that the team works together effectively and efficiently and completes work assignments in a timely manner in order to achieve company goals and objectives.

The incumbent utilizes demonstrated knowledge, experience and innovative techniques to direct and supervise field surveys and related professional work. The incumbent must be a Registered Professional Land Surveyor. The incumbent must possess a working knowledge of surveying equipment and techniques, mapping, drawings, specifications and standards applicable to the profession. The incumbent must develop and maintain rapport with government officials, contractors, developers and others in order to obtain surveying information and to secure acceptance of prepared documents and to expand third party services.

Administrative Assistant (Job #09-2014)

A&B Properties is seeking an enthusiastic, hardworking, and energetic individual to provide administrative and secretarial duties for its Senior VP Leasing and department managers and supporting the daily functions and processes of the department. Works on confidential materials, processes time-sensitive documents and maintains detailed informational spreadsheets and schedules. Able to use and troubleshoot personal computer and general office equipment; familiarity with video and teleconferencing applications/systems. Proficient in Microsoft Office Suite (Word, Excel, PowerPoint) and Adobe Acrobat. Proficient in internet research and using web based informational services, government, tax and license websites. Competent in scanning, resizing, and importing photos, maps, charts and tables into presentations. Expert in editing and proofreading correspondence and completing accurate review of forms, spreadsheets, tables and other documents as required; good interpersonal and communication skills. Knowledge of property management and leasing terminology desirable.

Assistant Manager, Asset Management (Job #03-2014)

A&B Properties is seeking highly motivated Assistant Manager, Asset Management to participate with Senior Vice President and Asset Manager, Oahu in the operation of and management of Company owned improved real estate and participates in activities related to the acquisition and disposition of income producing investment properties.  Incumbent will have direct responsibility for the administration of the Oahu office and industrial leased portfolio, including third party fee managers and contracted leasing agents, administration of capital improvements, coordination of leasing programs, timely collection of receipts, approval of invoices and compliance with governmental regulations and company policies.

Incumbent will assist in the collection, tracking and preparation of department reports required for executive management.  This position will be the primary contact for the administration of building services for the A&B Building.  Written and verbal communication abilities are a key component of this position.  Incumbent must possess an understanding of financial issues, operational and legal aspects associated with all types of income properties.  Incumbent should possess or be a candidate for a Hawaii Real Estate Salesperson or Broker’s license.

Real Estate Analyst (Job # 04-2014)

A&B Properties is seeking a Real Estate Analyst to join Acquisition team project managers, to be responsible for underwriting and participating in the closing of sophisticated real estate transactions, including but not limited to (a) acquisition of the fee simple interest in various real estate assets ranging from entitled land to stabilized commercial projects, (b) equity investment in real estate joint ventures, (c) mezzanine lending to real estate joint ventures, and (d) acquisition of real estate secured debt.  The incumbent should have two years or more of real estate experience and possess the following: knowledge of the real estate, demographic and economic conditions within Hawaii and the U.S. Mainland markets; strong quantitative skills to create, review and modify cash flow models of potential investments; and an exposure to multiple real estate product types and due diligence skills.  A team mentality, ability to work well with others, multi-task , self-manage and a proficiency in Excel and Argus required.  MBA/MSc preferred.

Cost Accountant (Job #05-2014)

A&B Properties is seeking a trustworthy, disciplined and detailed oriented individual to fill a vacant Cost Accounting, Real Estate Accounting position.  Incumbent is responsible for maintaining, reviewing and reconciling the book and tax fixed asset accounting records, maintaining and/or assisting tax department with 1031 exchange files, recording and coding of accounting entries, contract authorizations, and purchase orders, preparing capital spending reports, preparing the balance sheet classification reports and ensuring accuracy and compliance to accounting policies and procedures.  The position is responsible for the organization and preparation of audit work papers and budgeting/forecasting information for financial purposes. The incumbent in this position is required to interact frequently with all levels of Properties management and the tax department. This position requires a thorough understanding of generally accepted accounting principles, finance, taxation, and real estate. The incumbent must also possess good written and oral communication skills.  An undergraduate degree in accounting or equivalent as well as a minimum three to four years accounting and/or related work experience is a prerequisite. A CPA certificate and/or graduate business degree and JD Edwards and/or OutlookSoft software experience is desirable.

Tax Manager (Job #07-2014)

Alexander & Baldwin is seeking an individual to fill a vacant Tax Manager position.  Incumbent will be responsible for overseeing income tax accounting, reporting and compliance for Alexander & Baldwin, Inc. and subsidiaries (“Company”).  The Tax Manager will manage the preparation of income tax provisions and related disclosures under ASC 740 in compliance with U.S. GAAP and SEC rules, while also ensuring the Company is in compliance with income and franchise tax laws and filing requirements in all relevant taxing jurisdictions.  The Tax Manager will also be expected to work with and support the Company’s various business units while simultaneously partnering with the various Controllers to provide accurate and timely tax information.  The Tax Manager  is responsible for preparing and managing the income tax accounting and compliance; ensuring that all tax returns are prepared correctly and filed on a timely basis, including federal, state and local and foreign taxes.  In addition, this position is responsible for preparing the tax portion of internal and external financial statements and tax disclosures, in accordance with U.S. GAAP, ASC 740 (FAS 109) and SEC requirements applicable to public companies. This position requires a minimum of six years combined public accounting and/or corporate tax department experience including federal and state tax compliance, ASC 740 (FAS 109) tax reporting, SOX internal controls, and strong managerial and communication skills.  The ability to research tax issues and thoroughly document tax analysis and conclusions in writing is also required.  A master’s degree in tax and /or a CPA is preferred.

Tax Senior (Job #08-2014)

Seeking an individual to fill a new Tax Senior position.  Incumbent will assist with the income tax accounting, reporting and compliance for Alexander & Baldwin, Inc. and subsidiaries (“Company”).  The Tax Senior will work with the Tax Manager to prepare the income tax provision and related disclosures under ASC 740 in compliance with U.S. GAAP and SEC rules, income and franchise tax filings, perform research on tax issues, and maintain the tax support files.  The Tax Senior will also be expected to assist with other projects and implementations as needed. The Tax Senior will work with the Tax Manager to ensure the compliance and reporting information is completed before critical deadlines and will be expected to possess excellent work habits and communication skills, both orally and in writing. This position requires a minimum of 3 years combined public accounting and/or corporate tax department experience including federal and state tax compliance and ASC 740 (FAS 109) tax reporting and be familiar with SOX controls and processes.  The ability to research tax issues and thoroughly document tax analysis and conclusions in writing is also required.  A master’s degree in tax and /or a CPA is preferred.

Electrical Operations Specialist

Alexander & Baldwin, Inc. is seeking a responsible candidate to provide day-to-day monitoring and maintenance of power generation assets located on Kauai, inclusive of two hydroelectric and one photovoltaic solar generation facility, and related electrical control, transmission and distribution systems. Position is responsible for all electrical systems in support of operations, which includes identifying and implementing predictive, preventative and corrective measures. Candidate should have electrical and mechanical background. High school diploma with an associate or bachelor’s degree in electrical/mechanical field or four to seven years related verifiable work experience. Must have a State of Hawaii Journeyman Electrician License.
